Assisted Living loan rates are near record lows. FHA 232/223F does not allow cash our and takes over six months to process but it has consistently yield very low rates near 4% for the last year or so.
FNMA and Freddie Mac are financing stable deals with good operators at conservative loan to values of 65% loan to value or less. The rates are in the low 5% currently and cash out is available if the property meets the underwriting requirements.
